Indoor deep clean

A thorough clean of the wall-mounted unit inside your home, including the parts behind the filters where dirt collects.

What does the indoor clean include?

We clean the filters and accessible covers, indoor coil, blower and accessible drain tray. The coil is the heat-exchange surface inside the unit; the blower is the rotating fan that moves air into your room.

Accessible parts are refitted, the work area is tidied, and before-and-after photos are supplied so you can see the result.

Allow around one hour per indoor unit, including outdoor cleaning if added. Drain-line flushing and SAN-AIR gel are optional extras. Repairs, electrical work and refrigerant work are outside this service.

Outdoor-unit clean

Cleaning for the accessible outdoor section of your split system, added to the same visit as your indoor clean.

$86.90 / outdoor unit, incl. GST

One indoor clean plus one outdoor clean: $246.40 including GST.

What is the outdoor unit, and why clean it?

The outdoor unit sits outside your home and releases heat when the system is cooling. Its exposed surfaces and coil can collect dust and debris.

This add-on covers cleaning of accessible outdoor-unit areas. Tell us if the unit is high-mounted, on a roof, behind a locked gate or difficult to reach. We confirm the accessible cleaning scope before accepting the job.

This is cleaning rather than mechanical servicing. Fault diagnosis, electrical repairs and refrigerant work are not included. Outdoor cleaning is charged separately from the indoor deep clean.

Drain-line flush

An additional flush of the drain line that carries condensation away from your indoor air conditioner.

Accessible drain-tray cleaning is already included in your indoor clean.

How is a drain flush different from tray cleaning?

Your indoor unit collects condensation in a drain tray. A separate drain line carries that water away. Cleaning the tray and flushing the line are two different tasks.

The optional flush is intended to help clear loose dirt and build-up from the accessible drainage path. Let us know about any existing leaks or drainage problems before booking.

A flush does not guarantee a leaking unit will be repaired. Significant blockages, damaged pipes, drain-pump faults or other defects need assessment and may require a suitably qualified technician.

A small 15g gel pack designed for split-system air conditioners, supplied and placed during your clean.

What is SAN-AIR V3R and how does it work?

SAN-AIR V3R Split System Reactive Gel is a water-based gel containing the manufacturer’s essential-oil blend and binding agents. It gradually evaporates. SAN-AIR describes it as an air-treatment product designed to help control mould and bacteria.

The small pack is positioned behind the indoor filter in accordance with the product instructions. We supply and place the 15g pack; it does not physically remove accumulated dirt or replace your indoor deep clean.

SAN-AIR’s current product page advertises a lifespan of up to 10 weeks. Treat this as a guide, not a guaranteed replacement interval; follow the label supplied with your pack.

What type of air conditioning cleaning do you offer?

We provide residential wall-mounted split-system aircon cleaning in Perth. Our indoor deep clean covers filters, covers, the coil, blower and accessible drain tray. Outdoor cleaning, drain flushing and SAN-AIR gel are optional extras. Ducted systems, ceiling cassettes, installation and repair work are outside our service.

How long should I allow?

Allow approximately one hour per indoor unit, including its outdoor clean if you add one. We confirm the time needed after reviewing your units and access.

Is outdoor-unit cleaning included in the indoor price?

Outdoor cleaning is an optional add-on at $86.90 including GST per unit ($79 + GST). One indoor unit plus one outdoor clean is $246.40 including GST.

Do you take weekend bookings?

Yes. Saturday and Sunday bookings are available, subject to confirmation. The first indoor clean is $214.50 including GST; additional indoor units are from $181.50 each including GST; outdoor cleaning is $108.90 per unit including GST. Select a weekend date in the request form to include the surcharges in your estimate. Drain flushing and SAN-AIR gel prices stay unchanged.

Are your prices inclusive of GST?

Yes. The first indoor clean is $159.50 including GST ($145 + GST). Additional indoor units during the same visit start from $137.50 each including GST ($125 + GST). The calculator shows the estimated total and GST breakdown.

How is my appointment confirmed?

Choose your services and preferred time in the booking request. We check availability, access, travel and the final price, then contact you as soon as possible, within 24 hours, to confirm. Selecting a time does not reserve it. Your request is sent only after you review the details and choose Send booking request.

Do you travel outside the included area?

Travel is included within 25 km of Middle Swan. Beyond this area, a $33 call-out fee including GST ($30 + GST) applies once per visit, subject to availability. Bullsbrook attracts this fee. We estimate the distance using suburb centres, not driving routes. Unmatched suburbs need manual confirmation.

When do I pay?

Payment is due after cleaning by bank transfer. We will send you an invoice. No online payment is required with your booking request.

Is this a full air conditioning service?

We provide cleaning for wall-mounted split systems. Mechanical repairs, electrical work, installation and refrigerant work are not included.

Is a drain flush included?

The accessible drain tray is included in the indoor clean. A drain-line flush is an optional $20.90 including GST per unit. Significant blockages are assessed separately.

Can I book several units?

Yes. The first indoor unit is $159.50 including GST. Additional indoor units start from $137.50 each including GST. Let us know how many indoor and outdoor units you have so we can allow enough time.

Can I cancel or reschedule?

You can cancel or reschedule without a fee by giving at least 24 hours’ notice before your appointment. With less than 24 hours’ notice, a cancellation or rescheduling fee of 20% of the booked service total applies. To make a change, call 0431 158 233.

What should I do before the appointment?

Clear access beneath and around the indoor unit, move fragile belongings, and tell us about any existing faults, leaks or difficult access before we confirm the booking.

Do you clean rental properties?

Yes. We provide residential aircon cleaning for homeowners, tenants and property managers. Please arrange permission and access with the relevant person.
